Woolworths Nedlands

Woolworths Supermarket is the anchor tenant for the new Nedlands Square retail development (which includes the refurbishment of the historic Captain Stirling Hotel), scheduled to open in late 2026. DEM was engaged to provide peer review and technical support during the design and construction phases of the project. This included design reviews at 50% and 100% Issued for Construction (IFC) to enforce the requirements of the Woolworths HVAC Brief.

The mechanical services design incorporates: a reverse cycle chiller that provides cooling and the second stage of heating; first stage of heating is provided via the waste heat from the Woolworths refrigeration system; ventilation systems for plant rooms and cooking equipment; and VRF systems for all office areas. We worked collaboratively with the design team and Woolworths to ensure that everything was designed to fully comply with Woolworths’ brief requirements before construction commenced.

During the construction phase, our role involved undertaking inspections at ‘1st Fit’ when the majority of ductwork and systems are installed, to ensure that there were no anomalies, and then inspecting again at the end of the project prior to Practical Completion (PC). This final inspection included coordinating a full integrated fire test between all relevant services. Finally, we provided further support to ensure that all or any identified defects were rectified prior to the opening of the store.
