A unique skillset. We don’t just carry engineering degrees; we are also qualified in other key fields. Director Nick Devlin has qualifications in Environmental Science, which adds a unique perspective and approach to his engineering. Steven McGuigan is a NABERS Accredited Assessor and is able to assist you with accurately measuring the environmental performance of your building. DEM sees the bigger picture and looks to bring new ideas and solutions into consideration for the benefit of your project.

Continuity. Our Director will be active in you project; we understand the importance of continuity of personnel to projects. When we nominate a particular team member to work on your project, that’s who you will get.

Nick Devlin


BEng (Hons 1) Building Services Engineering, Post Grad Cert Environmental Management, MIEAust, CPEng, NPER, MAIRAH, Affil. CIBSE

Nick founded Devlin Engineering & Management (DEM) in 2013. Previously he was Mechanical Team Leader at AECOM Perth, having relocated from Sydney to join the AECOM team as Senior Engineer in 2005. Overall Nick has over 20 years’ experience in mechanical services engineering, in both contracting and consulting, in the UK and Australia.
Nick loves problem-solving and enjoys building high-performing teams. He has a proven ability to understand a client’s business, frame the requirements of a project and handpick professionals and field experts to deliver an optimal outcome. He believes in high-quality and timely delivery, and lives by the mantra: Always do what you say you will.

Nick also believes that for best results, projects should involve a group of professionals who enjoy working together, combined with a process that is engaging and enjoyable.
Having worked in the UK, Sydney and Perth, Nick brings a well-rounded perspective to each project. He utilises a unique blend of innovative design skills, construction and technical knowledge, and project management on each project. Further, Nick possesses a qualification in environmental science, which gives him valuable expertise when designing systems in an environmentally sensitive context.

Nick has a thorough understanding of design, construction, commissioning, and optimisation. This knowledge is accompanied by a friendly and practical approach to problem-solving and a strong commercial understanding.

Nick thrives in a wider team environment and his extensive experience in all phases of a project’s delivery life-cycle gives him unique insight and an ability to foresee construction and commissioning issues, and devise alternative approaches and methods to ease the building process and enhance the end-product.


BEng (Hons) Building Services Engineering, MSc (with merit) Building Services Engineering with Sustainable Energy, MIEAust NER, MAIRAH, CEng MCIBSE

Steven has over 20 years’ experience as a mechanical building services consulting engineer, both in the UK and Australia. Steven relocated to Australia in 2011 and has since worked with some of Australia’s largest multi-disciplinary consultancies including NDY, WSP and Cundall. Steven was mechanical team leader at WSP and Cundall in Perth before joining the Property Due Diligence team at KPMG. Steven joined DEM in 2019.

Steven not only has expertise in mechanical services, but also electrical, hydraulic, fire and vertical transportation services. This experience has come in many forms including hydraulic and wet fire design, project managing lift replacement projects and undertaking technical due diligence (all building services) on large property portfolios across Australia. He is also an Accredited NABERS Assessor. This wide-ranging experience means that Steven has an acute understanding and robust technical knowledge of all services elements.

Steven loves to pass his knowledge on to junior team members and has mentored engineers in the UK and Australia. Steven is proud to be in regular contact with engineers he has previously mentored who continue to seek advice and guidance.

Steven has a passion for energy efficient and sustainable design. He believes that to achieve optimum outcomes, engineers must be willing to develop their knowledge and understanding of other disciplines outside of their chosen field of expertise. With technology enhancements continuously pushing the boundaries of what is possible in building design, it is important to stay current with the latest technologies and practices. Steven seeks to achieve this through regular attendance of seminars and undertaking CPD activities.

Steven loves engineering, problem solving and delivering projects that are both on time and that exceed client expectations. He enjoys working on a diverse range of projects and promoting collaboration and teamwork, as the best project outcomes are delivered in an environment which actively encourages the input of all team members.

MIchael Dawson

BEng (Hons) Mechanical Engineering

Michael joined DEM in 2018 and has over 11 years’ experience in building services engineering. He has worked on a broad range of projects including residential, health care, commercial, industrial, education and recreational projects from concept to completion. His experience includes design and condition appraisals of mechanical services.

Michael strives to provide clients with the most effective and efficient design solution. He believes that investing in building good relationships with both clients and contractors ensures the most cohesive and effective approach is taken.

Michael excels in working in a team environment. He endeavours to always take a proactive approach to project collaboration by listening to the needs of both the client and the design team and integrating this into his designs.

Mark joined Devlin Engineering & Management (DEM) in 2017.

Mark brings to DEM an enthusiasm for building services and outstanding people skills that are critical in our customer-focused industry.

As a consultant, Mark thoroughly enjoys the interactions and relationships he builds with our clients. He gets immense satisfaction in supporting clients from the very early stages of design right through to final commissioning and tuning.

Mark has been involved in a variety of design projects, ranging from office fit-outs through to laboratory and healthcare projects spanning across large campuses such as Curtin University, Murdoch University and Royal Perth Hospital. He has a keen interest in complex laboratory and healthcare projects.

Mark has also been a key independent commissioning agent (ICA) team member working on the 10,000sqm Primehouse commercial development and the Midland Gate Shopping Centre Expansion. He was responsible for the successful testing, validation, witnessing and handover of the airside, smoke hazard management systems, hydraulics and energy metering packages.

Since joining DEM, Mark has undertaken the design drafting responsibilities to streamline the design engineering process and this has sparked an interest in building information modelling (BIM).

Mark is always looking for ways to excel in any task he is given. He strives to add value in all aspects of engineering consultancy, project/commissioning management and building services system design.

Mark’s journey towards chartered status is well-underway.


BEng (Hons) Mechanical Engineering
Thomas joined DEM in 2020 and brings with him a thirst for knowledge and an enthusiasm for building services engineering. His experience includes working across a variety of trades as well as 15 months working with building analytics to improve building performance and preventative maintenance issues. During this time, he has developed skills in Python, data management and data visualisations. Tom takes pride in his ability to get along with all people that he has had the opportunity to work with.


BEng (Hons) Aerospace Engineering
Ian joined DEM in 2021, coming from a solid background working in a contracting environment in South Australia. He has expertise in HVAC design and BIM Modelling. Ian has a keen eye for detail having experience in creating shop drawings for fabrication and construction of various commercial building projects including hotels, apartments, aged cares, schools and correction facilities. This experience has equipped Ian with construction know-how and practical design skills. Ian is committed to collaborative teamwork and adding value to all projects he is involved in.

Giving to the Community

The Beacon

The Beacon

Since 2014, DEM has proudly provided operational funding towards The Salvation Army’s homeless facility, The Beacon. The 102-bed accommodation centre is a pivotal redevelopment in The Salvation Army’s response to men’s homeless in Western Australia. The building includes graduated levels of accommodation to provide different living arrangements as clients move from homelessness to independence.



DEM supports Compassion Australia through their child sponsorship program, and through giving to disaster relief appeals. DEM currently sponsors two children in Thailand, and one child in Haiti. The current disaster relief fund is providing resources for alleviating the effects of the COVID19 pandemic as it hits communities already made vulnerable by poverty.

DEM is proud to support the ongoing work of the Salvation Army Disaster Appeal which was launched during the unprecedented bushfire season of 2019-20. The Disaster Appeal supports evacuees and emergency personnel, from the crisis point into the recovery and rebuilding phases. 

Pregnancy Problem House

DEM is proud to support the work of Pregnancy Problem House in Western Australia. Pregnancy Problem House provides free, non-judgmental support for teens, women and couples distressed or disadvantaged by a past or current pregnancy. Pregnancy Problem House’s free services include pregnancy testing, counselling, mentoring, education, and resources.

Push Up Challenge

In May 2020, the DEM Team completed the push-up challenge. Over the course of 21-days we each completed 3,046 push-ups in total, representing the number of lives lost in Australia to suicide in 2018. All proceeds went to Headspace, National Youth Mental Health Organisation. Headspace is an organisation working to strengthen the mental health and wellbeing of young Australians.



The Salvation Army’s Graceville centre in WA is a refuge for women and children who have been impacted by family violence. Their aim is to support women who are homeless and disempowered by family & domestic violence to become independent and self-determining contributors of society. DEM is a proud supporter of the program, covering the cost of a bed for the year in the program.

Fred’s Big Run 2020

Freds Big Run 2020

The DEM team completed The Fred’s Big Run challenge in August 2020, covering a combined total of over 500km of running, walking and hiking during the month. Our efforts combined with our generous sponsors raised $1,000 in donations for the Fred Hollows Foundation, which is enough to restore the sight of 40 people. The Fred Hollows Foundation’s mission is to work towards a world where no person is unnecessarily blind.

Morley Salvation

Morley Salvation

The Morley Salvation Army Corps is one of the few corps in Australia that has the capability of providing support for high school-aged young people who are experiencing hardships which, more often than not, are caused by circumstances outside of their control. The Morley Corps Youth Service provides mental, emotional, and physical support to these young people so they can succeed in life and look forward to a brighter future.
