Rossmoyne Waters Stage 1

DEM designed the mechanical services for this $40M, 86-apartment facility complete with extensive community facilities including foyers, large function rooms, lounges, activity rooms, and a gym and swimming pool.

We added value through building natural ventilation controls into the design, such that large expanses of glazing can be opened up to the external environment when ambient temperatures are favourable. This will create a more open feeling to the building, encourage residents to engage with the outdoors, and save significant energy.  We also devised a bespoke ventilation system for the apartments to minimise the facility’s exposure to condensation and mould risk, using a combination of passive and active mechanical systems.

Rossmoyne Waters Stage 2

Following the success of Rossmoyne Waters Stage 1, DEM were awarded Stage 2, which is the $50M residential aged care complex. The complex contains:

• Extensive Community Facilities
• 70 Assisted Living Units and Independent Living Units
• 45 Residential Aged Care Units
• Back of House support areas, including commercial kitchens and a laundry.

The project was designed with efficiency, indoor environmental quality, flexibility and the resident experience front of mind. Crucially, the project was designed around COVID-19 HVAC principles to protect residents and staff, and minimise disruptions

This project demonstrates DEM’s ability to deliver projects of a high value with strong ESD and safety credentials. It also demonstrates our experience working with not-for-profit organisations.
