DEM’s role as ICA was to guide this project from the design phase through to planning, witness testing and to practical completion and occupancy. This resulted in all performance criteria of the building being met and ensured it also met with the 5 Star Green Star requirements.

DEM reviewed the design, assisting in foreseeing commissioning and practical construction issues ahead of the build commencing. This improved the robustness of the design and made for a relatively straightforward construction period. An example of a key improvement we made related to the stair pressurisation system, where gaps in the documentation would have led to serious difficulty in balancing the air flows to cope with a dynamic situation during a fire event. With some changes to the damper installation, the interface with the dry fire system and the controls, these issues were avoided, and the stair pressurisation was tested and commissioned without hitch on site.
