25 Rowe Commercial Office & Aloft Hotel
This is a combined 224-bed hotel and 10,000 m2NLA commercial office development complete with outdoor swimming pool.
The building is 5 Star Green Star and 4.5 Star NABERS. DEM was engaged to carry out the ICA role in accordance with the Green Star Design and As Built tool.
DEM's extensive design reviews, risk reviews, and workshops assisted in closing a number of gaps in the design documentation to de-risk the project. For example, we highlighted issues with maintenance and accessibility, influencing the design team to modify the design to provide a building that will be less likely to suffer downtime and be easier to service and maintain throughout its lifecycle.
Our ongoing support in driving the commissioning through workshops and meetings, review of documentation, witnessing and critique – as well as problem solving – assisted in delivering a quality outcome while also in maintaining the tight program.
We are no stranger to putting in the extra effort when required! We accomplished the witness test of 224 rooms across a single weekend with the contractors. This resulted in a fantastic outcome and timely handover of the hotel to its operators.
The project was successfully handed over ahead of program and underwent a tuning and energy optimisation process, also led by DEM.
The office is tenanted now and has achieved its 4.5 Star NABERS rating.
